Virgil self-storage review details an eight-story building and haul plan
Public review of the Virgil self storage plan runs through October 19. See the latest building description, soil export figures, and access questions.
Public review is scheduled to run through October 19, 2026, for an eight-story self-storage project on South Virgil Avenue in Los Angeles. The September environmental filing describes a 252,873-square-foot building replacing an existing office property. Its detailed demolition and soil-export scope gives site-work contractors a more useful starting point than the building size alone. Current environmental record.
The latest description differs from the early filing
The application dates to October 10, 2025. In the city's original cases-filed report, the description was seven stories over one subterranean basement. The September 2026 environmental summary describes eight stories. The city's current case index also says eight stories but retains a slightly different floor-area figure. Original filing report and current city case record.
These are differences between official summaries, rather than evidence by themselves that a floor was added. This article uses the September environmental description. For an estimator, the comparison is a reason to request the current design set and identify which version governs the work.
The pending requests include a General Plan amendment, zone and height-district changes, and a conditional use permit for self-storage. The environmental case is ENV-2025-5715-MND. Los Angeles City Planning listed the review document on September 17. Project description and city publication index.
Soil volumes and two street frontages shape the site questions
The source lists 5,600 cubic yards of cut and export, or 7,280 cubic yards with its stated 30 percent swell factor. A haul route is requested. Vehicle access is proposed from Virgil Avenue and an existing driveway on Westmoreland Avenue. Environmental scope and access.
Those details suggest a focused review for demolition and hauling firms. The estimate needs a clear volume basis, a current access plan, and defined responsibilities for material handling. A soil-export figure alone cannot determine the number of truck movements or the price: those depend on the approved logistics and the contractor's actual operating assumptions.
Building trades have a separate question. Before investing in a full estimate, determine how the self-storage structure and building systems are being packaged. The large floor area makes the record worth screening for firms with relevant experience; it does not reveal which scopes are still available. These are trade-fit inferences, not announced work packages.
Three items to resolve next
- Which drawing issue reconciles the current environmental description and city case summary?
- What volume basis, haul route, and access arrangements should a site-work estimate use?
- Who manages qualification and purchasing for demolition and the new building?
Environmental review is the verified milestone. A permit release, construction date, and open bid have not been established by these records. Refresh the review status after October 19 before describing the next step.
